TERMS & CONDITIONS

The fine print. We did our best to make this as easy to read as possible, so here it comes, starting with a few definitions:

When we say “We“ (and anything like “us,” “our,” and so on), we’re talking about your hosts, Susanne and Florian. And “You” means, well, you—our awesome guest and anyone accompanying you on this trip.

RESERVATIONS

Suflora welcomes guests aged 18 or older. For a peaceful environment, we kindly ask you to leave kids and pets at home.

Service dogs are an exception, of course. Just give us a heads-up if one’s coming with you. There’s an additional cleaning fee of EUR 250 per stay—we know you know why.

LENGTH OF STAY

The minimum stay is 2 days.

If you stay 28 days or longer, there’s a bit of extra paperwork (thank you, Italian laws!): You’ll need to sign a short-term rental agreement in Italian. Don’t worry—we’ll send it over before you arrive, along with an English translation. The signed agreement gets sent to the appropriate Italian government branch for record-keeping.

CHECKING IN AND OUT

Your spot will be ready by 3 pm on arrival day. Coming early? Send us a message; we might be able to work some magic.

Arriving later than 9 pm? Just let us know so we can plan accordingly.

Check-out is at 10 am. Need a bit more time? Ask us—we might be able to flex.

CANCELLATIONS

Plans change—we get it. Cancel at least 24 hours before check-in for a full refund. For later cancellations, we’ll charge for the nights you’ve stayed, plus one additional night.

We’re not a huge hotel, so cancellations affect us greatly. If your plans change, let us know ASAP—it really helps us manage things on our end. Good Karma points included.

 

LIABILITY AND RESPONSIBILITY

While we do our best to ensure you have a fantastic stay, we can’t be held responsible for:

  • Any personal injuries or accidents that occur during your stay (voluntary activities included).

  • Any theft, loss, or damage to your belongings, whether in your apartment, car, or elsewhere on the property. (For what it’s worth, this has never happened here.)

  • Any issues caused by third parties, like utilities or internet providers, that are beyond our control.

Please take reasonable precautions to protect yourself and your belongings.

 

SHARED SPACES

The washing machine (with detergent, softener, and drying rack) is under the big staircase for everyone to use. In winter, we have a dryer available—please use that instead of hanging clothes to dry inside.

The garden is a shared chill and workspace for all guests. No need to call dibs on hammocks with towels at dawn; there’s plenty of room for everyone.

 

WIFI AND UTILITIES

Our satellite-driven WiFi is solid, but weather can occasionally mess with it. Mobile network coverage depends on your provider: TIM users get 5G, while Windtre users enjoy 4G for now.

Power and water outages are rare, but if they happen, we’ve got battery-powered lights, warm food, drinking water, and candles ready to make it cozy. Just so we’re clear: We can’t be held responsible for interruptions to utilities.

 

BREAKING STUFF

Accidents happen—just let us know. We promise we’re cool about it. If it’s something expensive, we hope your liability insurance covers the cost of replacement or repairs. Good communication = good Karma points.

 

VISITORS

Day visitors are usually fine; just let us know in advance. Overnight guests, however, must be checked in according to Italian law. We’ll need their details for legal registration.

  • Studios: 2

  • Etruscan Suite: 4

 

NATURE AND AGRICULTURE

Welcome to the countryside! Expect the sounds of birds, crickets, and occasionally, farming neighbors. It’s part of the charm—and beats city sirens any day.

With nature comes wildlife. If that’s not your thing, a hotel with industrial-strength chemicals might suit you better.

 

FORCE MAJEURE

Life happens, and sometimes, so does the unexpected. We can’t be held liable for cancellations, delays, or disruptions caused by events outside our control, including but not limited to:

  • Natural disasters

  • Pandemics or government-imposed travel restrictions

  • Utility outages beyond our control

If such events occur, we’ll do our best to communicate promptly and help find solutions.

Need a specific desk setup or bed configuration? Let us know during booking—it’s free, and we just want to make your stay perfect.

 

COMMUNICATION

You’ll get a few friendly emails:

  1. Booking confirmation.

  2. Pre-arrival check-in details, including Italian legal requirements (e.g., passport/ID photos).

  3. Grocery stock-up inquiries closer to your arrival.
